In Miami, Florida, there are limited places that exemplify what “Miami Waterfront Living” is meat to be. Villa Scarpatetti is built in one such place on Hibiscus Island, one of several man-made islands straddling Biscayne Bay between downtown Miami and Miami Beach, occupying a pie shape lot on the western end of the island, with a 20 ft. wide public easement to the bay along the northern property edge. This location allows unfettered views to the west and southwest of the beautiful Miami skyline and beyond.  Spectacular sunset and evening views of flight paths to and from Miami International Airport, cruise liners entering and departing the turning basing in front of downtown Miami, and the bobbing of sailboats anchored beyond the seawall of this remarkable site, are but a few of the contextual stimuli that inspired the design for Villa Scarpatetti The constraints of a thin and deep ”pie” shaped lot informed a design resulting in a “saw tooth” layout for the program brief that is functional and has the added benefit of providing water views to all spaces desired, not just those along the rear of the property.
