Casa Leroy is located in a neighborhood of Multi-Family Buildings and Developments in the South Beach area of Miami Beach. Originally a neighborhood of single family, one and two story structures, it has seen an up-zoning over the years to what it is today, with buildings that tower up to 5 stories in height. High-rise apartment and condominium buildings occupy
the west side of the neighborhood all along the west coast of Miami Beach.
Notwithstanding the trend of multi-family developments in this neighborhood, the Owner has chosen to develop a Single-Family project, catering to a more exclusive and discerning buyer wanting to be part of the South Miami Beach lifestyle without having to deal with HOA’s and multi-neighbor interactions. As such, the architectural design solution has focused on providing a unique setting, where openness and privacy are desired. To achieve this conflicting duality, the design is one that focuses “inward”, creating spaces both inside and outside that are carefully controlled by the building composition of indoor and outdoor spaces by the use of vertical “green walls” and vertical “louvers”.
With the knowledge that surrounding developments would probably attempt to build up to the highest elevations allowable by the zoning codes, this +/-3,400 sft. house uses a vertical solution itself, rising proportionately with the anticipated neighbors on the east and west of the project, separated only by 10ft. of space.
The design is arranged into four levels: (ground level: for auto parking, entry foyer and storage), (second level: for great room, master bedroom suite, office, outdoor area for pool/patio and outdoor kitchen), (third level: for two additional bedroom/bathroom suites), (fourth level: for a rooftop entertainment area). Vertical circulation is achieved by a main set of stairs that reach all the way to the roof along with a residential elevator.
The design is arranged to achieve maximum visual impact from a modest area of interior construction. This is done by the use of generous areas of glass and vertical volumes, creating the appearance of larger spaces, extending vistas beyond the air conditioned controlled spaces.
Casa Leroy will surely be a unique and iconic addition to the fabric of this thriving and active Miami Beach neighborhood, creating an exciting place for living and entertaining one does not want to leave…. surely to be copied by others.
